The program will be implemented as per the Fire Protection Maintenance schedule. 根据防火保护计划执行防火程序。 2. The completed Fire Protection Preventive Maintenance Schedules are to be filed in a date binder for one year in the Director of Engineering’s office for future reference. 在工程总监办公室内应保存有一年的防火保护计划以供参考。 n Policy / 制度 The Director of Engineering is to develop and maintain the Fire Protection Preventive Maintenance Program as InterContinental Fire Safety and all applicable local codes. 工程总监应遵照洲际酒店的消防守则,结合当地的消防法规,在酒店内制定并实施防火程序。 1. The program will be implemented as per the Fire Protection Maintenance schedule. 根据防火保护计划执行防火程序。 2. The completed Fire Protection Preventive Maintenance Schedules are to be filed in a date binder for one year in the Director of Engineering’s office for future reference. 在工程总监办公室内应保存有一年的防火保护计划以供参考。 n Procedure / 程序 1. An accurate list of all fire protection devices& equipment, including well-defined locations, is to be compiled. 掌握一份店内所有消防措施、器材-览表,包括设置的具体位置。 2. All applicable equipment and maintenance schedules, as in Figure 1, are to be incorporated and followed. 制定消防措施、器材维修计划,如表1。 3. The list of General Tasks, as in Figure 2, is to be incorporated into the Fire Protection Preventive Maintenance Program. 配合消防预防维修程序,制定总体任务表,如表2。 4. The list is to be used to complete the Spread Sheet, as explained in the Preventive Maintenance. 如在预防性维修程序上所提到,此将作完明细将作为完成数据表的依据。 5. The Spread Sheet is to be completed so that the work load is spread equally over 52-week period. 任务扩展表的内容将工作量按一年52个星期平均分配。 6. When the Spread Sheet is completed, the Weekly Schedule Sheets are to be completed. Each device requiring Preventive maintenance on week one is taken from the Spread Sheet and entered on a Weekly Schedule Sheet. Device name, location and specific maintenance functions to be performed are entered. Weeks two through fifty-two are completed the same way. These sheets are the Master sheets. 建议将已完成的周计划表装入透明塑料文件套中保存,归入3孔文件夹中。全套计划表将作为维修总控制单。 7. Each week the corresponding annual numerical Weekly Schedule Master Sheet is photocopied. This copy is referred to as the Sub Master. The name of the associate who is responsible for completing the work is to be entered into the Sub Master. Multiple copies of Sub Master may be required, depending on the number of persons assigned to complete the work.. 每星期都要将一年内每一周时期的维修控制表作复印件。将此复印件作为主控表的补充表,将进行施工的员工的姓名填写在此表上。根据施工人数来决定此补充表应被复印的数量。 8. As each piece of equipment and/or general task is completed, the associate enters his/her initials and the date of completion on the Sub-Master. The completed Sub-master Weekly Schedule Sheet is returned to the Director of Engineering. 任务完成后,施工人员将自己姓名的大写字母及日期填写在补充表上。每周将已完成的补充表呈交、工程总监。 9. The Director of Engineering is to review each Sub-master Sheet returned to ensure that the Preventive maintenance has been completed. 工程总监需仔细审阅收到的表格以确保一切预防性维修工作的正确实施。 10. 每月检查一次阀门指示器(用眼观看) Test post indicator valves annually 每年要对指示阀进行一次测试 Perform standard maintenance 每年要对所有的阀门进行一次维护保养。 Fire Hydrant ---- Visually inspected monthly .Perform maintenance procedure every 6 months 消防栓 每月检查一次(用眼观看),每6个月进行一次维修保养。 Open and close annually 每年打开关闭一次。 Fire Department Connections --Visually inspect pump test Header monthly. 市政联接口 每月对管道进行一次监测 Fire Hoses/nozzles --Visually inspect monthly Re-rack annually 消防水龙带/喷嘴 每月用眼睛检查一次,每年整理一次 Fire Sprinkler System -- Test water flow alarm devices every 3 months by opening main drain. 消防喷淋系统 每3个月通过打开总放水开关检查流量报警装置 Flow test main drain(s) (blow down) every month. 每个月用水流测试总放水装置 Visually inspect sprinkler heads every 3 months. 每3个月检查一次喷淋头(用眼观看) Visually inspect sprinkler piping (readily accessible) and hangers for corrosion and damage (operate as during full property evacuation) 每6个月对报警的音质和音调进行检测。(在进行疏散演习时) Test battery back-up annually (operate entire voice/tone system for 3 minutes on standby emergency power) handle 通过扳动扳手来测试Pull station。 Single station smoke detectors tested by operating test button or magnet (or test set) System connected smoke detectors tested in place by smoke or other manufacturer acceptable aerosol 通过启动按钮或电磁钮来测试烟感 Single station,以火焰散发的烟雾或其它厂家认可的烟雾物质来对与烟感相连系统进行测试。 Heat detectors tested by heat source equipment 使用一热源对热感探头进行测试。 Water flow switch tested by operating inspector test --Inventory taken and visual inspection monthly (sign and date each extinguisher tag) 灭火器 每月进行盘点和检查(在每个灭火器上签字并注明日期)。 Professional serviced annually or more frequently if required by code. 每月检查一次 Professionally inspected/tested/maintained every 6 months or more frequently if required by code. 每6个月进行一次专业性的检查、测试、维修,如本地有特殊要求应该按本地要求执行。 Kitchen Exhaust Hood filters -- Cleaned/degreased weekly or more frequently if required. 厨房排烟罩过滤器 每周进行清洁、去油烟,如有特殊要求,按要求执行 Kitchen Exhaust Hood Duct System--Chemically cleaned/fire proofed every 3 months or more frequently if required. 厨房排烟道系统 3个月做一次药物清洁、防火处理,如有特殊需要,按需要执行。 NOTE: Ensure there are adequate access panels to facilitate clean-out of the entire kitchen exhaust hood duct system. 备注:要确保检查口的大小适宜以方便清洁人员对厨房排烟罩和管道进行清洁。 Emergency lighting -- Operate for 90 seconds every 6 months 应急灯 每6个月需要将应急灯运行90秒钟。 Escape Routes/Exit Signs --- Visually inspect entire building monthly 消防逃生路线、走火图 每月对整个大楼的消防逃生路线、走火图进行一次检查。 Automatic Fire Doors --- Test for heat or smoke operation every 6 months 自动消防门 每6个月对热感和烟感测试一次。 Fire Exit Doors -- Visually check operation every month 安全出口 每月进行检查一次 Laundry Dryer Exhaust Ducts -- Inspect and clean every 6 months or more frequently if required. 洗衣房烘干机排烟道 每6个月对其进行一次检查和清洁,如有特殊要求,按要求执行。 Laundry Room Exhaust -- Inspect and clean every 6 months or more frequently if required. 洗衣房排烟 Laundry Dryer Lint Screens/ Lint Collection Devices-- Clean daily by laundry 烘干机过滤网/尘毛箱 由洗衣房负责每日对其进行清洁。 Trash and Linen Chute Doors -- Check for proper operation monthly 垃圾通道和布草槽门 每月检查一次 Fire Cart/ Fire suitcase/ Back pack -- Inventory monthly 消防推车/灭火器材手提箱/背包 每月进行一次盘点 Main Gas Valves -- Check for proper operation by Gas Company annually 燃气主控制阀 由燃气公司每年进行一次检查 Elevators Pits -- Cleaned by elevator requirements. If local authorities require more frequent maintenance, above schedule is to be changed accordingly. 备注:以上为最低标准的要求。如本地相关管理部门需要酒店对其设备做次数的维护,应按要求对以上各项作适当的调整。 Figure 2. General Tasks / 表2 总任务表 The following is an overview of General tasks. 以下为总任务表 Task(任务) Schedule(计划) Fire drills are to be conducted with as – Monthly much realism as possible and the time of drill varied so that all shifts can participate during the year. (hotel guests can not participate) 根据实际情况尽量组织消防演习活动 在不同的时间里安排消防演习以确保每个班次的员工都 有机会参加。(酒店的客人无需参加) Fire evacuation drill is to be conducted – Annually for all people of hotel guests are urged to participate. 组织员工参加消防疏散演习。 对此有兴趣的酒店员工及客人也可参加。 Fire and emergency procedure -- Start of employment training is to be conducted for all new associates 消防与突发事件的演习 尽量安排在员工入职时培训。 Fire and emergency procedure training -- Every 3 months is to be conducted for operators and NM. 消防与突发事件的演习 每3个月对话务员与夜班经理进行消防紧急程序的培训。 NOTE: All emergency procedures are to be reviewed, tested for their effectiveness, updated, and coordinated with Fire Department.(i.e., evacuation drills, bomb threats, earthquake, etc.) 备注:每年与消防局一起,对所有演习的实际效果进行审阅、检测、总评。(如疏散演习,爆炸恐 吓和地震等等) Where required, flame-proofing Certificates for fabric materials are to be obtained and updated.(As required and/or after dry cleaning) 在需要的地方应使用防火的织物。(按要求在干洗后) Emergency instructions and exit signage in guest rooms must be verified via the ken fit-it mechanic.(Every 4 months) 由万能工负责经常对紧急时刻指示标识和客房内的走火图进行检查(每4个月) The fire emergency signage in the elevator foyers are to be verified – Weekly 经常对电梯厅内的消防紧急标识进行检查(每周) All areas of the building must be inspected to detect any changes in fire load, accumulation of trash or dirt (particular attention to the kitchen area for accumulation of combustible materials such as oil and grease and laundry area for Lint build-up) (Monthly) 检查酒店的每一个角落,注意每一个可能火灾隐患,如垃圾堆。(特别注意厨房区域的垃圾,如油、油脂和洗衣房的灰尘堆集。)(每月) All dedicated electric service closets, switch gear rooms, transformer vaults/ closets, etc. are not being used for storage of any material combustible or other material.(Monthly) 不可将专用电箱、配电房和变压器房用作储藏室或其它用途使用。(每月) The punctual emptying of waste baskets, trash cans and ashtrays, is to be checked. Ensure trash has been removed from floors at end of day shift.(Weekly) 及时清理垃圾筐,清洁垃圾碎片和烟灰缸,确保在下班前将所有垃圾已清理干净。(每周) The proper storage of grease and oil rags (i.e., approved containers) is to be verified.(Monthly) 在适当的区域储放油脂和油布(如:在适当的容器内)。(每月) The safe laundering of rubber-backed bath mats, grease rags etc. is to be verified.
